This month we were able to connect with Beth Staudt, Operations Manager of Five Star Store It! We reached out to Beth to get some feedback on his facilities’ experience with StorageAuctions.com and why Five Star Store It made the switch to online auctions.

In your own words, describe how you feel about StorageAuctions.com and your experience/results.
“StorageAuctions.com has been a positive experience for us from the beginning and for so many reasons.
First, it simplifies the auction itself because you are not dealing with people physically on the facility grounds for an auction. That was a real problem for us at some of our properties because there was no place for people to park and if you let them park inside the facility, they were blocking a tenant. Many tenants complained about auction days because of limited access to their units and what they perceived as a security risk by allowing non-tenants on the property.
Second, we are able to reach a larger audience for the auctions than we were just advertising in the local newspaper. Our views are easily 25%-50% higher when compared with live auctions.
Third, StorageAuctions.com is great about training our people for auction success – if they ever have questions, help is just a phone call away.
Fourth, the support is great if you have trouble with an auction buyer – that way not our experience with StorageTreasures.com when we tried them.
Fifth, the new auction checklist is an amazing tool for our managers to make sure they have followed the steps for auction correctly. I like that I am notified if a manager dismisses the alert and proceeds with an auction that did not meet the proper criteria.”
What problem were you looking to solve when switching to StorageAuctions.com?
“We started with a live auctioneer – one in Ohio and a larger auction group in Michigan. We wanted to streamline our auction process and tried using the same auctioneer in Ohio and Michigan after the Michigan group went out of business, but our auctioneer had little standing and did not attract the buyers.
When we purchased more facilities in Pennsylvania, New York and New Jersey, our auctioneer could not handle those. At that time, we tried StorageTreasurers.com but I was not pleased with them mostly because they provided little support and no training. If an auction buyer did not show up to claim his unit, their response was to wait two weeks before contacting the next highest bidder.
After two weeks, the bidders had moved on. They also are not as technologically advanced as Storage Auctions when it comes to zooming in on photos of units.”
What do you like most about online auctions with StorageAuctions.com?
“I really wanted to go with StorageAuctions.com immediately but was out voted by another team member. When managers kept sharing issues with StorageTreasures.com, I had the opportunity to make the change. I saw Donna and Lonnie in Las Vegas for the World meeting and we went forward from there.
The one thing that really sold me about the company was the investment in training my managers – without that training, managers are less likely to work with the auction company. StorageTreasures.com offers no training and little documentation for reference.”
What would you tell someone who is considering StorageAuctions.com or on the fence about online auctions?
“People need to do their homework. They hear “We never charge you a cancellation fee!” but they do not know they have to pay a monthly subscription fee whether they are having auctions or not.
They hear “We support your managers.” but don’t ask about training.
They hear “We work with your software.” when some of them really don’t. Most of all, people need to ask for references and need to follow up on them. Many owners/operators are afraid of online auctions for two reasons.
First, they worry they are not legal. If they weren’t legal in their state, Lonnie would not be promoting his company there. They should check with the SSA about the legalities.
Second, they worry they won’t get high enough bids with online auctions. Again, they need to look at the website and talk to other owner/operators about their experiences with StorageAuctions.com.”
